Kansas City, Missouri has a housing style all its own. The "shirtwaist" house, a local take on the American Foursquare with a stone or brick first floor and wood above, was built mostly from about 1900 to 1920 and still fills blocks in the older parts of the city. Those houses, plus decades of mid-century ranches farther out, are what we're usually asked to buy. If yours needs work, has tenants or sits empty, we'll make you a cash offer as-is.
We buy houses in all 50 states. These are just some of the areas we serve. Don't see your city? We still want to hear from you.

What we see in Kansas City houses
- Early-1900s homes. Shirtwaists and foursquares with original plumbing and wiring, old porches, and stone or brick foundations that need work.
- Basements. Leaks, bowed walls and foundation cracks are common in older KC homes.
- Storm damage. Hail and high winds hit the metro regularly, and older roofs often have damage no one has claimed or fixed.
- Rental rules. Kansas City requires landlords to register rentals and hold a Healthy Homes rental permit, and rentals can be inspected when tenants complain.
Why Kansas City owners sell to us
We hear from landlords who don't want to keep up with permits and repairs, heirs who inherited a house in the city and live elsewhere, and owners who have put off a roof or foundation repair for too long. Missouri foreclosures are usually non-judicial and move quickly, so if you're behind on payments, call early.
See our pages for an inherited house, probate, a house that needs repairs, being a tired landlord, or a vacant house.
Probate and foreclosure in Kansas City
Kansas City spans four counties, and the estate is handled by the probate court of the county where the owner lived. Most of the city is in Jackson County, where estates go through the Probate Division of the 16th Judicial Circuit Court, with offices in Kansas City and Independence. Northland homes are usually in Clay or Platte County, which have their own probate courts, and a small southern area is in Cass County.
