Kansas City, Kansas is not the same place as its bigger neighbor across the state line. It shares one consolidated government with Wyandotte County, called the Unified Government, which has run both the city and the county since 1997. A lot of its housing is older, modest and owned for decades by the same family, and those are the houses people usually ask us to buy.
We buy houses in all 50 states. These are just some of the areas we serve. Don't see your city? We still want to hear from you.
Kansas City, Kansas neighborhoods we buy in
We buy across KCK, including Strawberry Hill, Argentine, Armourdale, Rosedale, Quindaro, Westheight Manor, Welborn, Turner and Piper, and elsewhere in Wyandotte County like Bonner Springs and Edwardsville. Across the state line, see our Kansas City, Missouri page, and to the south, Overland Park.
What we see in KCK houses
- Older frame homes near the river and downtown, many with original wiring, plumbing and porches, and basements that take on water.
- River-bottom neighborhoods. Armourdale and Argentine sit along the Kansas River. Armourdale was hit hard by the 1951 flood, and older homes there often need foundation and drainage work.
- Long-held family homes. Many houses have been in one family for generations, and probate or several heirs can make a sale slow.
- Rentals. About 4 in 10 KCK households rent, according to Census estimates, so many of the owners we talk with are small landlords.
Why KCK owners sell to us
We hear from heirs who don't live nearby, landlords who are ready to be done, and owners facing repairs that cost more than they'd add to the price. Census estimates put KCK's median home value under $150,000, so a big repair can be hard to earn back.
See our pages for an inherited house, probate, a house that needs repairs, being a tired landlord, or a vacant house.
Probate and foreclosure in KCK
Estates for Wyandotte County residents go through the probate department of the Wyandotte County District Court (29th Judicial District). Kansas foreclosures are judicial, and owners may have a redemption period after the sheriff's sale. Details are on our Kansas page.
Questions KCK sellers ask
Is Kansas City, Kansas handled differently from Kansas City, Missouri?
Yes. Different state, different courts and different foreclosure rules. We buy on both sides.
Can you buy a house that several siblings inherited?
Yes. Each heir can usually sign remotely, and we work with the estate's attorney or title company.
Do I have to clean out the house?
No. Take what you want and leave the rest.
