Memphis is a renter-majority city, and a lot of the homes we hear about are 1950s to 1970s brick ranches that have been rented out for years. Census estimates put the median year built for Memphis homes at around 1970, and renters make up more than half of households. If you own a Memphis house that's worn out, rented out or empty, we'll make you a cash offer as-is.
We buy houses in all 50 states. These are just some of the areas we serve. Don't see your city? We still want to hear from you.
Memphis neighborhoods we buy in
We buy across the city, including Whitehaven, Frayser, Raleigh, Hickory Hill, Parkway Village, Berclair, Binghampton, Orange Mound, South Memphis, Midtown, Cooper-Young, East Memphis, Cordova and Uptown. We also buy in Shelby County communities like Bartlett, Germantown, Collierville and Millington, and across the state line in DeSoto County, Mississippi.
What we see in Memphis houses
- Long-term rentals. Many Memphis houses have been rentals for decades, with deferred maintenance, older HVAC systems and turnover damage.
- Mid-century brick ranches. Solid houses, but often with original electrical panels, old plumbing, aging roofs and foundation settling.
- Two property tax bills. Homes inside Memphis city limits are taxed by both the City of Memphis and Shelby County. On a vacant or inherited house, unpaid taxes can build up on both.
- Heat and humidity. Long, humid summers are hard on roofs and HVAC, and moisture problems are common in crawlspaces.
Why Memphis owners sell to us
We talk with a lot of landlords who are tired of chasing rent, heirs who inherited a family home and live in another city, and owners with repair bills they can't take on. Some calls come from people who are behind on the mortgage. In Tennessee, foreclosures move fast, so call early.
See our pages for an inherited house, probate, a house that needs repairs, being a tired landlord, or a vacant house.
Probate, foreclosure and evictions in Memphis
Estates for Shelby County residents are handled by the Shelby County Probate Court downtown. Tennessee's small-estate process can't transfer real estate, so an inherited Memphis house usually needs an open estate or all heirs to sign. Eviction cases are heard in Shelby County General Sessions Court after a 14-day notice for unpaid rent. Tennessee foreclosures are non-judicial and can move from first ad to auction in about three weeks. Details are on our Tennessee page.
Questions Memphis sellers ask
Will you buy a rental with a tenant who's behind on rent?
Yes. We buy with tenants in place, including tenants who are behind.
There are back taxes on the house. Can I still sell?
Usually, yes. Back taxes are typically paid off from the sale at closing.
Who pays the Tennessee transfer tax?
In Tennessee, the buyer pays it by law. When you sell to us, that's on us.
