How foreclosure works in Washington
Most Washington foreclosures are non-judicial trustee sales under a deed of trust. The notice of trustee's sale must be recorded at least 90 days before the sale. Under the Foreclosure Fairness Act, eligible homeowners can be referred to mediation. Federal servicing rules generally stop the process from starting until a borrower is more than 120 days behind.
What that means for you: you have several months from the first notices, and mediation can add time. Selling before the sale protects your equity.
Inherited houses and probate in Washington
Probate is handled by the county Superior Court. Many Washington estates use "nonintervention" powers, which let the personal representative sell a house without court approval of each step.
- Small estates: an affidavit can collect personal property when probate assets are $100,000 or less, but it can't transfer a house.

Real estate excise tax
Washington's REET is graduated. For 2026, the state rate is 1.1% on the first $525,000 and goes up from there, plus local REET. Your offer from us will spell out who pays what.
Washington landlords
For unpaid rent, a landlord serves a 14-day pay-or-vacate notice before filing. Seattle adds its own tenant protections and rental registration. We buy with tenants in place.
