How foreclosure works in Utah
Utah foreclosures are usually non-judicial trustee sales. The trustee records a notice of default, and at least three months must pass before the notice of sale. Federal servicing rules generally stop the process from starting until a borrower is more than 120 days behind.
What that means for you: the notice of default starts the clock. Selling before the sale protects your equity.
Inherited houses and probate in Utah
Probate is handled by the District Court in the county where the person lived.
- Small estates: heirs can collect personal property by affidavit when the estate is $100,000 or less and there's no real property. A house generally needs probate.

No transfer tax
Utah has no real estate transfer tax, just normal recording fees.
Utah landlords
For unpaid rent, a Utah landlord serves a three-business-day pay-or-vacate notice before filing. We buy rentals with tenants in place.
