How foreclosure works in Oregon
Most Oregon foreclosures are non-judicial trustee sales, which need at least 120 days' notice before the sale. Many lenders must also offer a resolution conference (mediation) for owner-occupied homes. Federal servicing rules generally stop the process from starting until a borrower is more than 120 days behind.
What that means for you: you have about four months from the notice, so call early.
Inherited houses and probate in Oregon
Probate is handled by the county Circuit Court.
- Small estate affidavits can include a house: Oregon's affidavit works when the whole estate is $275,000 or less, with no more than $75,000 in personal property and $200,000 in real property. That means some modest homes can be sold without full probate.

Transfer tax
Oregon doesn't have a statewide transfer tax, and only Washington County charges one ($1 per $1,000). Portland sales don't pay it.
Oregon landlords
For unpaid rent, a landlord gives a written 10-day or 13-day notice, depending on timing, before filing. Portland has extra renter protections. We buy with tenants in place.
