How foreclosure works in Iowa
Iowa foreclosures usually go through the district court. After the sheriff's sale, the owner generally has one year to redeem, with an exclusive right during the first six months. That can be shorter if the mortgage or the lender's choices in the case allow it. Federal servicing rules generally stop the process until a borrower is more than 120 days behind.
What that means for you: Iowa gives you time. Selling before the sale is usually the best way to protect equity.
Inherited houses and probate in Iowa
Probate is handled by the district court in the county where the person lived.
- Small estates: as of July 1, 2026, heirs can collect personal property by affidavit when the probate personal property is $100,000 or less and there's no real estate. A house generally means opening an estate.
- No more inheritance tax: Iowa's inheritance tax doesn't apply to deaths on or after January 1, 2025.

Transfer tax
Iowa's real estate transfer tax is 80 cents per $500 of the price, with the first $500 exempt.
Iowa landlords
For unpaid rent, an Iowa landlord gives a written three-day notice to pay before ending the lease and filing for eviction. Tired of being a landlord? We buy with tenants in place.
