Sell Your Florida House for Cash, As-Is

407-775-2255

Many of the Florida houses we're asked about belong to people who don't live in Florida: heirs in other states, former snowbirds, and owners who moved away and kept a rental. We buy Florida houses for cash as-is, and you can handle the whole sale from home.

We buy houses in all 50 states. These are just some of the areas we serve. Don't see your city? We still want to hear from you.

Selling a Florida house from out of state

  • No trips needed. You can sign closing documents remotely or with a mobile notary near you.
  • Insurance problems don't stop us. Older Florida homes often need a 4-point or wind mitigation inspection, and an old roof can make insurance hard to get. We buy without either.
  • Belongings and cleanouts. Leave what you don't want.

Foreclosure in Florida

Florida is a judicial foreclosure state. The lender files in Circuit Court, and the house is sold at a clerk's auction after judgment. Contested cases can take many months. Federal servicing rules generally stop the process from starting until a borrower is more than 120 days behind.

Inherited houses and probate in Florida

Probate is handled by the county Circuit Court, and it can be opened even if no heir lives in Florida.

  • Summary administration: a shorter process when the estate (minus exempt property) is no more than $150,000, or when the person died more than two years ago.
  • Homestead rules: a Florida homestead can't always be left by will when there's a surviving spouse or minor child, and a court order is often needed to confirm who got it. Title companies ask about this when heirs sell.

Doc stamps

Florida's documentary stamp tax on deeds is $0.70 per $100 of the price. Your offer from us will spell out who pays what.

Florida landlords

For unpaid rent, a Florida landlord gives a three-day notice (not counting weekends and legal holidays) before filing. We buy rentals with tenants in place, so you don't have to manage an eviction from out of state.
