How foreclosure works in Alabama
Alabama foreclosures are usually non-judicial. The sale is advertised in a local newspaper once a week for three weeks and held at the courthouse. For a home with a homestead exemption, the former owner generally has 180 days after the sale to redeem, and the lender must give written notice of that right before the sale. Federal servicing rules generally stop the process from starting until a borrower is more than 120 days behind.
What that means for you: Alabama moves fast before the sale. Selling before the auction is usually your best way to protect equity.
Inherited houses and probate in Alabama
In Alabama, the county Probate Court handles wills and estates, and it's also the office that records deeds.
- Small estates: Alabama has a simplified process for small personal-property estates (the limit is adjusted for inflation). A house generally means a regular estate or all heirs signing.

Deed tax
Alabama's deed tax is 50 cents per $500 of value ($1 per $1,000), collected when the deed is recorded.
Alabama landlords
For unpaid rent, a landlord generally gives a written seven-day notice before ending the lease and filing for eviction. We buy rentals with tenants in place.
